Full house renovations from 1965 California ranch in the original condition transformed into a modern home full of amenities and high end finishes. Creating a warm and charming home with a Provincial flare. This home was in full dis-repair until it has been transformed by Joanna's vision into a lovely and charming Provincial Villa. Using its good bone structure and adaptive layouts, which of course had to be adjusted and tweaked in order to accommodate modern needs. This house is full of upgrades and high end finishes, which all have been re-used, salvaged and re-purposed from other projects. Joanna in her design took this amenity into consideration and created an original floor design throughout the first level which consisted of California slate combined with Spanish walnut 5" hand hewed planks to create a beautiful design. Lower level of the house has hydronic radiant floor heat, which created a challenge is floor covering selection. Magnificent salvaged wood mill-work throughout the house. Second floor has a built in English library suspended over the radiators. All new electrical fixtures and scones were installed as well as can lights to add much needed light throughout the house. A new gourmet kitchen was designed to incorporate the need of the client for entertaining. The kitchen includes six burner stove with three ovens and two dishwashers to help accommodate larger numbers of guests. In order to soften the lines of all this kitchen equipment, kitchen built-inns were added with a walnut butcher block top. Wainscot paneling was added throughout the mudroom entrance to the kitchen and island with hand curved brackets. All bathrooms were renovated and finished with custom stone tile work and Italian plumbing fixtures by Perrin and Rowe. Built in bar in the family room has been created to further enhance entertainment experience. This home is environmentally friendly as well capturing the rain water for the organic gardening.
